Maintenance for warehouse and industrial property

A distribution building fails at the openings. Dock doors, personnel doors and the gate are what stop the operation, and they take more cycles in a week than an office door takes in a year.

Industrial property concentrates its maintenance around access and around height. The openings take constant abuse from traffic and equipment, and everything else is up in the roof structure where getting to it is most of the job.

The other feature is scale. One building can carry a dozen rooftop units, forty high-bay fixtures and a yard that has to stay secure overnight, so anything handled one failure at a time gets expensive quickly.

Florida requires a licensed contractor for electrical, plumbing, HVAC and refrigeration at any job size, and for anything needing a permit in any trade. Everything else we perform with our own employees.

Survey the whole roof, not one failure

A building with a dozen rooftop units or forty high-bay fixtures cannot be maintained one call at a time. Access equipment is most of the cost, so the sensible unit of work is a pass across the whole area rather than a visit per fault.

The gate is a lock problem, not an electrical one

Gate keypads, pedestrian gate hardware, padlocks and cages are performed by our own technicians. Where the gate operator itself needs wiring, that part is electrical work under Florida law and a licensed electrician handles it.

Key control across many holders

Industrial sites issue keys to more people than anyone tracks: drivers, contractors, shifts, cleaners. A written register and a controlled keyway is what stops a departure turning into a site-wide rekey.

Do you do LED retrofits on high-bay lighting?

The split matters here. Relamping and mounting fixtures is performed by our own technicians. A retrofit touching wiring, ballasts or drivers is electrical work under Florida law, so a licensed electrician carries it out and we coordinate it. See working out retrofit payback.

Can you service dock and gate access?

Gate keypads, pedestrian gate hardware, personnel door hardware, padlocks and cages are all in-house work needing no Florida contractor licence. Powered gate operators and dock equipment power involve wiring, so a licensed electrician handles that part with us coordinating it.

How do you handle a site with a lot of key holders?

With a written register and, where key control genuinely matters, a restricted keyway so blanks cannot be cut without your authorisation. Without those, every driver or contractor departure becomes an argument for rekeying the whole site. See master key systems.

Can you cover a multi-building site?

Yes. We cover Miami-Dade County and work across Doral, Hialeah and the industrial submarkets most often. For a site with repeated work, a scheduled pass across doors, lighting and locks costs less than the same work taken one failure at a time, because the access equipment is most of the cost.

Can you set up a scheduled maintenance visit for a site?

Yes, and on an industrial building it usually costs less than reactive work. A recurring pass across personnel doors, gate hardware, locks, high-bay lighting and exit lighting catches the failures before they stop the operation, and the access equipment gets paid for once rather than on every separate call.
