Which trades we perform, and who carries which insurance

Paint in South Florida is doing a job beyond appearance. Sun, salt and driving rain work on an exterior surface continuously, and the coating is most of what stands between the weather and the substrate underneath. A wall that looks tired is often a wall that has stopped protecting anything.

The related work matters more than the painting itself. Failed caulk around a window is a water intrusion route, and water intrusion is how a cosmetic budget becomes a structural one. We look at the joints and the seals when we quote a repaint, because repainting over a failed seal wastes the coating.

How we approach painting.

Preparation decides how long it lasts

A coating fails at the surface it was put onto, not in the tin. Washing, scraping back what is loose and priming bare areas is most of the labour on a job done properly, and skipping it is why an exterior repaint can look poor in eighteen months.

The caulk is the part that protects the building

Sealant around windows, doors and expansion joints has a shorter life than the paint over it, and it fails invisibly. When we quote a repaint we price the joints separately and tell you which need renewing, because that is the part actually keeping water out.

Working around a trading business

Occupied premises need low-odour products, contained working areas and hours that do not clash with your customers. Retail and food premises usually mean evenings and early mornings, and we schedule to that rather than asking you to close.

Painting and Surface Work in Miami: questions we get asked

Is commercial painting licensed work in Florida?

No. Painting and pressure washing are carried out by our own technicians. Where a surface problem turns out to be structural, or where work needs a permit, that part is coordinated through a licensed contractor.

How often does an exterior need repainting here?

It depends far more on exposure than on age. A west-facing elevation a mile from the water weathers much faster than a shaded courtyard on the same building. Rather than quote an interval, we would look at the elevations and tell you which need doing now and which have a season or two left.

Can you work outside our opening hours?

Yes, and for occupied premises that is usually how it is scheduled. Low-odour products for interiors, contained areas, and the space cleared and usable before you open.

Do you pressure wash as a standalone job?

Yes. Facades, walkways, loading areas and parking. It is worth doing before deciding on a repaint, because a surface that only looks dirty does not need a coating, and washing it first tells you which you are dealing with.
