In a managed office building the constraint is rarely the repair. It is getting a technician, a part and a lift into the building inside the window management allows.

Office maintenance runs on access. Certificates lodged in advance, freight elevators booked, work outside core hours, and a contractor who knows the building rules before arriving rather than learning them at the loading bay.

The work itself concentrates around turnover and around access control. Suites change, staff change, and the list is usually the same: locks, doors, drywall, paint and lighting.

Most buildings know which locks they have and not who holds keys to them. A master key system without a maintained register is a set of cylinders that happen to share pins. We hand over the register and update it on every visit that changes a key.

Can you work within our building access rules?

Yes, and it is scoped before dispatch rather than discovered at the loading bay. Certificate of insurance lodged with management in advance, freight elevator booked where required, and work planned for the hours the building allows. Tell us the rules when you raise the job.

Can you take over an existing master key system?

Usually. If the system is intact and a few doors have drifted out of it, repinning those back in is straightforward. If nobody can account for the masters in circulation, the honest answer is a rebuild. See setting up a master key system for how they decay.

Do you fit and service access control?

We fit, rehang and maintain reader hardware, keypads and door furniture, and we change codes and credentials. Anything that involves wiring, power supplies or tying into a panel is electrical work under Florida law, so a licensed electrician carries that part out and we coordinate it.

What does a suite turnover usually involve?

Rekeying every cylinder including the ones off the main circulation, a door that has dropped or a closer that no longer latches, drywall patching and making good, repainting, ceiling tile, and relamping. All of it is performed by our own technicians and none of it needs a Florida contractor licence.

How fast can you turn a suite around between tenants?

It depends on the size and on what the outgoing tenant left, but the sequence is the constraint rather than the trades. Because locks, doors, drywall, paint and lighting are all in-house, they run back to back instead of waiting on five separate vendors. We survey first and give you a dated sequence.
