A dealership is a glass box attached to an industrial workshop, and the two halves of the property fail in completely different ways.
The showroom is presentation. Large glazed panels, polished finishes and lighting that has to flatter the stock, where a chipped pane or a dead lamp is a sales problem rather than a maintenance one.
Behind it is a workshop with roller doors cycling all day, a parts store that needs controlled access, and a lot full of vehicles and keys that has to stay secure overnight.

Florida requires a licensed contractor for electrical, plumbing, HVAC and refrigeration at any job size, and for anything needing a permit in any trade. Everything else we perform with our own employees.

A chipped pane, a scuffed wall or a lamp out over a vehicle costs more in impression than it does in repair. Glass, finishes and relamping are all in-house, so presentation faults get fixed quickly rather than queued behind a contractor schedule.
A dealership holds more keys than almost any property we cover, across vehicles, the parts store and the cash office. A controlled keyway and a written register is what stops a staff departure becoming a site-wide problem.
The showroom and the workshop need different work on different schedules, and running them through separate vendors is how the forecourt ends up half maintained. One work order covers both sides of the property.
Common questions
Repair and re-glazing of an existing opening is performed by our own technicians, and large showroom panels are within that. Where the work needs a permit or a product approval submittal, which some large or structural glazing does, it is coordinated through a licensed contractor and we say so at survey.
Personnel door hardware, closers, locks and thresholds on service bay entrances are ours. Powered roller shutter and gate operators involve wiring and motorised equipment, so a licensed electrician handles that side and we coordinate it alongside the hardware work.
With a controlled keyway and a written register covering the parts store, cash office, workshop and any key cabinet, so blanks cannot be cut without your authorisation and every holder is recorded. See setting up a master key system for how these decay without one.
Relamping and mounting fixtures is performed by our own technicians. Anything touching wiring, ballasts or drivers, including most LED retrofits and any work on the pole circuits, is electrical work under Florida law, so a licensed electrician carries that out with us coordinating it.
Yes, and for anything in the showroom it usually should. Glass, painting and finish work get planned around opening, and workshop work gets planned around the service schedule. Both go into the quote rather than being negotiated on the morning.
