Maintenance for self-storage

A storage facility is hundreds of doors, one gate and a lighting bill, and the whole operation depends on all three working without a member of staff present.

Self-storage runs lean. A site may have one person on it or none, so the gate, the doors and the lighting have to work unattended, and a failure at any of them is either a security problem or a customer who cannot reach their unit.

The maintenance is repetitive rather than complicated, which is exactly why it suits a scheduled pass. Doing hundreds of latches and dozens of fixtures one complaint at a time costs far more than doing them in a sweep.

Hundreds of latches and dozens of fixtures handled one call at a time is the most expensive way to run a site. A scheduled pass across doors, locks and lighting catches the failures before a customer finds them.

The gate is the whole security model

On an unattended site the keypad and the gate hardware are the security. Pedestrian gate hardware, keypads and locks are in-house work for us, and where the powered operator needs attention a licensed electrician handles that part.

Lighting is a safety and letting issue

A dark corridor loses units and creates risk. Relamping and fixture mounting is performed directly by our technicians, so an outage does not wait on a specialist visit.

Can you handle lock removal on a delinquent unit?

Yes, where you have the legal authority to proceed and instruct us in writing. Lock cutting and replacement is standard lock work needing no Florida contractor licence. We record the unit, the date and the hardware fitted, and photograph the work, because that record is what supports the process afterwards.

Do you service gate access systems?

Keypads, pedestrian gate hardware, locks and the key register are performed by our own technicians. The powered gate operator itself involves wiring and motorised equipment, so a licensed electrician carries that out and we coordinate it alongside the hardware work.

Can you maintain a whole site on a schedule?

Yes, and on this property type it is usually the cheaper way to run it. A recurring pass across unit latches, roll-up door hardware, gate hardware and lighting catches failures before customers report them, and it avoids paying a call-out for each individual latch.

Do you fix roll-up unit doors?

The hardware, guides, latches and alignment on manual roll-up unit doors are ours. Where a door is beyond adjustment and needs replacing, or where a powered operator is involved, we scope it and say plainly whether it is our work or a coordinated job before anything starts.

Can you work at a site with no staff on it?

Yes. Give us the access arrangement and we work to it, with a photographed record of what was done at each location on the site. That record matters more on an unattended property than anywhere else, because nobody was there to see the work happen.
