General maintenance generates more work orders than any other category, and it is also the first thing to get deferred. Each item looks small on its own. Together they are what a prospective tenant walks through and judges the building on, well before anyone mentions the rent.
We look after the routine upkeep of commercial property across Miami-Dade: patch and paint, ceiling tiles, caulking, sealing, pressure washing and general repairs. A lot of it follows another trade. A plumbing repair leaves drywall open, an electrical run leaves a ceiling to make good, and covering both means one visit instead of two vendors and a gap between them.

A repair that leaves a wall open is only half finished. When another trade cuts into drywall or a ceiling, we close it up and finish it properly, so the work order closes complete instead of spawning a second one a fortnight later.
Sun, salt and driving rain break down paint, sealant and render faster here than the product datasheets allow for. Caulking and exterior paint belong on a real schedule, and keeping them there is what stops water finding its way in.
Small jobs cost far more than they should when each one gets its own visit. Where it makes sense we will batch a punch list into a single scheduled attendance, which usually takes a meaningful chunk off the total.

Yes, and it is usually the sensible way to do it. Send us the punch list. We will scope it, tell you what can be cleared in one visit and what needs a specialist trade, then schedule accordingly. Batching small work saves you paying several call-out charges.
Yes: walkways, facades, parking areas, dumpster enclosures and drive-throughs. In South Florida this is a recurring job rather than an occasional one, because mildew and algae come back quickly on any shaded surface.
Yes, and it is one of the more useful parts of using a single vendor. The same work order covers the leak repair and the drywall that closes it, so nothing sits open waiting on a second contractor to be booked.
Broadly, scale. General maintenance covers finishes and surfaces: drywall, paint, ceilings, sealing and washing. Our handyman service covers fittings and fixtures such as doors, locks, hardware, mounting and assembly. Most punch lists contain both, and one visit usually clears them.
