A gym puts more cycles through its doors and more moisture into its walls than almost any property of the same size.
Fitness space fails from use and from water. Entrance doors cycle constantly, locker rooms and studio spaces hold humidity, and finishes take physical contact that an office never sees.
The other feature is access. Most operators now run extended or 24 hour entry on fobs and codes, which turns the front door into a security system that has to work at three in the morning without anyone on site.

Florida requires a licensed contractor for electrical, plumbing, HVAC and refrigeration at any job size, and for anything needing a permit in any trade. Everything else we perform with our own employees.

Extended and 24 hour access means the entrance has to latch and lock reliably with nobody on site. A closer that no longer pulls the door shut is an open building overnight, and it is the failure we get called to most in this sector.
Repainting a wall that keeps failing is money spent twice. We say when the fault is the coating and when it is the air, because the second one is an HVAC and ventilation question a licensed contractor needs to answer.
A closer specified for an office door will not survive a gym entrance. Fitting a unit sized for the traffic costs a little more once and stops the same call coming back every few months.
Common questions
Treat it as urgent. A door that rests against the latch without engaging is an unsecured building, and it defeats the access control on the opening entirely. The usual causes are a weakened spring, a latch speed set too slow, or building pressure, and most are fixed on the first visit.
Usually because moisture is behind it rather than because the coating was wrong. Repainting over that fails the same way. We identify whether the fault is the surface or the air, and where it is ventilation or dehumidification the answer is HVAC work, which a licensed contractor carries out.
Yes. Mirror and glass replacement in existing openings is performed by our own technicians, and no Florida contractor licence is required for it. We measure, order and fit, and we handle the wall repair behind it where the substrate has been damaged.
Yes, though for a 24 hour facility it means working around members rather than around a closure. We plan the work in sections so a studio or a locker room comes out of use rather than the whole floor, and that sequencing goes into the quote.
We fit, rehang and maintain reader and keypad hardware, door furniture and locks, and we change codes and credentials. Anything involving wiring, power supplies or tying into a panel is electrical work under Florida law, so a licensed electrician carries that out and we coordinate it.
