TrionX is a Miami commercial facility maintenance company. We manage the trades so property managers do not have to.
The problem
Ask a property manager what makes a maintenance vendor difficult and you will rarely hear about bad workmanship. You hear about the vendor who never called back, or the technician who arrived without the right part and had to come again on Thursday.
Those are coordination failures. They are also fixable, which is why we started the company.
We took the eight trades commercial property in Miami-Dade needs most and put them behind one number. Then we built the operation around answering the phone, turning up when we said we would, and writing down what happened.
How we are set up
We are straightforward about this, because it matters to how you should judge us.
The work on your property is carried out by our vetted network of licensed, insured trade partners. TrionX is the party that takes your call, decides which trade the job actually needs, assigns it, agrees the window with you, tracks it while it is happening, and closes it with a record.
A referral directory hands you a phone number and the relationship ends there. Here your relationship is with us. If a partner underperforms, sorting that out is our job, not yours to re-tender.
We could claim to own a fleet of trucks instead. We would rather describe the network accurately, because you would find out either way.
Every job closes with before-and-after photographs, a written description of what was found and what was done, the parts used, and any recommendation for follow-up. Filed the same day.
This is the part most maintenance vendors skip, and it is the part that makes everything else auditable. A photograph and a parts list is what lets you make a warranty claim, argue a capital budget, settle a landlord-tenant responsibility question, or notice that the same unit has now failed three times in fourteen months and should be replaced rather than repaired again.
It keeps us honest too. Nobody overstates a repair when there is a photograph of it in the file.

Yes. Every trade partner in the network holds the licences their trade requires in Florida and carries their own insurance. We can provide licence details and a certificate of insurance for the partner assigned to your property on request.
Yes. Technicians dispatched to your property have passed background checks. Some properties have their own vetting requirements, which is common in Brickell towers and institutional portfolios. Tell us and we will confirm compliance before the visit.
