On a distribution building the lamp is the cheap part. Getting to it is the job, and paying for that access forty times is the expensive way to run a site.
A warehouse carries dozens of high-bay fittings at height, pole lighting across the yard, and exit and emergency fixtures throughout. Every one needs access equipment, and the equipment is most of the cost of attending.
The other thing worth knowing is that lighting is the trade where the Florida licensing line runs through the middle of a single job, so scoping it correctly changes both who attends and what it costs.
What we get called for
Part in-house, part coordinated
This trade splits in two. Relamping, fixture mounting, diffusers and cleaning are performed by TrionX employees and need no Florida contractor licence. Anything touching wiring, a ballast or a driver is electrical work under Florida law at any job size, so a licensed electrician carries that half out and TrionX coordinates it.
Why TrionX
A warehouse fitting never cleaned can lose a large fraction of its output to dust on the lens. Cleaning during a relamp sweep costs almost nothing extra and often makes more difference than the new lamps.
Access equipment is the dominant cost. A pass that relamps, cleans and tests everything in one visit pays for the lift once rather than on each separate outage, which is where a lighting budget usually goes.
Only a direct-fit lamp working with the existing ballast is a relamp. Ballast bypass, retrofit kits and fixture replacement all make or break connections, so all three are licensed electrical work and priced separately.
Common questions
Yes. Relamping an existing fixture, cleaning it and replacing diffusers are maintenance tasks needing no Florida contractor licence, and our own employees carry them out along with the access equipment required to reach them.

We test fittings and record the result, which needs no licence. Where the test fails, the repair almost always involves the fitting, its wiring or its battery circuit, and that is licensed electrical work, so a contractor carries it out with us coordinating.
