Self-storage

Locks and access control for Miami self-storage

A storage site is hundreds of latches and one gate, and all of them have to work with nobody on site.

Self-storage runs lean. A site may have one person on it or none, so the gate and the unit doors have to work unattended, and a failure at either is a security problem or a customer who cannot reach their belongings.

The maintenance is repetitive rather than complicated, which is exactly why it suits a scheduled sweep. Handling hundreds of latches one complaint at a time costs far more in attendances than it does in work.

Our licensing and insurance position in full

Why TrionX

How we approach it.

A sweep beats the complaints

Hundreds of latches handled one call at a time is the most expensive way to run a site. A scheduled pass catches failures before a customer finds them, and it pays for the attendance once.

The gate is the security model

On an unattended site the keypad and gate hardware are the security. Both are in-house work for us, and where the powered operator needs attention a licensed electrician handles that half.

A record at every location

On a site with nobody watching, the photographed record of what was done at each unit matters more than anywhere else, because there was no one there to see it happen.

Common questions

Questions we get asked

Can you remove locks on a delinquent unit?

Yes, where you have the legal authority to proceed and instruct us in writing. Lock cutting and replacement is standard lock work needing no Florida contractor licence. We record the unit, the date and the hardware fitted, and photograph the work, since that record supports the process afterwards.

Do you service gate access systems?

Keypads, pedestrian gate hardware, locks and the register are performed by our own employees. The powered gate operator involves wiring and motorised equipment, which is licensed electrical work at any job size, so an electrician carries that out with us coordinating.

Can you maintain a whole site on a schedule?

Yes, and it is usually the cheaper way to run this property type. A recurring pass across unit latches, hasps, gate hardware and office locking catches failures before customers report them and avoids paying a call-out for each individual latch.

Can you work at a site with no staff present?

Yes. Give us the access arrangement and we work to it, with a photographed record of what was done at each location. That record matters more on an unattended property than anywhere else, because nobody was there to see the work happen.
