A restaurant entrance on Ocean Drive opens and closes several thousand times a week, in air carrying salt and sand. Closers lose their fluid, hinges bind, thresholds fill with grit and stop sealing, and the door starts dragging months before anyone reports it as broken.

Salt air is a maintenance schedule, not an accident

Hardware within a few blocks of the ocean corrodes on a predictable timeline. Untreated steel fixings bloom, closer arms seize at the pivot and exposed cylinders stiffen. Specifying stainless or a marine-grade finish at replacement costs a little more once and considerably less over a few seasons.

Cycle counts decide what to fit

A closer rated for an office door will fail quickly on a restaurant entrance doing thousands of cycles a week. We size the closer and the hinges to the actual traffic rather than replacing like for like, which is the usual reason the same door is back on the list six months later.

Egress hardware carries an occupancy load

Bars, restaurants and hotel function rooms are assembly occupancies, and their exit devices are inspected accordingly. A panic bar that has to be shouldered open is a finding. We service them, and where a door needs more than adjustment we say so in writing before an inspector does.

Working around a room that never closes

The practical constraint on the Beach is rarely the repair. It is finding an hour when the door is not in use. Most of our work here happens between the end of service and the morning delivery, which needs to be agreed with the operator rather than assumed, and needs the parts on the van the first time.

That changes how we survey. Rather than attending, diagnosing and returning with parts, we look at the whole door on the first visit, closer, hinges, threshold, strike and frame, and quote the full job. A second closure to fit a part we could have brought is a cost the operator feels directly.

The other Beach-specific item is storm preparation. Entrance doors and their hardware are part of how a building is secured before a storm, and a door that will not latch cannot be secured at all. Can you work overnight around service?

Yes, and on the Beach it is usually the only workable window. We agree the slot with your operations lead and bring the likely parts on the first visit so the door is finished in one closure rather than two.

Why does the same closer keep failing?

Most often because it is rated for less traffic than the door actually takes, or because salt has seized the arm at the pivot. We size replacements to the real cycle count and specify a corrosion-appropriate finish, which is the part a like-for-like swap misses.

Do you service panic hardware for a fire inspection?

Yes. We service exit devices, report anything that cannot be corrected by adjustment, and put it in writing so you have a dated record for the file. Photo documentation is filed on every job.

Is the glass in the door covered too?
