Match the opening, not just the size
On a regulated frontage the tint, the thickness and the edge treatment all read from the pavement. We record what is there before ordering so the replacement matches rather than merely fits.

Coral Gables frontages are held to an appearance standard the rest of the county does not apply, which changes what a like-for-like repair has to match.
The Gables regulates how commercial property looks. Frontages on and around Miracle Mile sit within an architectural context that is actively maintained, so a glass repair has to match what was there rather than being merely functional.
That raises the value of repairing an existing opening rather than replacing a system. Re-glazing keeps the frame, the sightlines and the appearance intact, and it stays maintenance rather than becoming permitted construction with a design review attached.
What we get called for here
What is different here
On a regulated frontage the tint, the thickness and the edge treatment all read from the pavement. We record what is there before ordering so the replacement matches rather than merely fits.
Re-glazing an existing opening is maintenance. Changing frames or opening sizes on a Gables frontage brings both a permit and an appearance question, which is a longer route to the same daylight.
On a frontage held to an appearance standard, the board-up clock matters more than elsewhere. We secure the opening the same night and prioritise measuring so the permanent glass is ordered the next working day.
In practice
Glass cannot be cut on site. Tempered must be manufactured to final size with every hole and cutout in place, laminated is cut and then processed, and insulated units are assembled to order. Getting the specification wrong means waiting for the lead time twice.
On a Gables frontage that risk is higher, because a pane that is functionally correct and visually different is not an acceptable outcome. So we measure, record the existing glass type and edge condition, and confirm the specification before anything is ordered.
Repair and re-glazing of existing openings is performed by our own W-2 employees and requires no Florida contractor licence. Where a job turns out to need a permit, which a full storefront replacement will, it goes to a licensed contractor and we say so at survey rather than after the frame is out.
Common questions
Replacing glass like for like in an existing frame is maintenance and needs no permit or contractor licence. Replacing the system, meaning new frames, changed opening sizes or new anchors, is permitted construction and on a regulated frontage it brings an appearance question too.
Board-up runs 24 hours a day. On a frontage held to an appearance standard we treat the board-up clock as tighter than elsewhere, securing the opening the same night and prioritising the measure so permanent glass is ordered the next working day.
Surveying before quoting exists for exactly that reason. We record the existing type, thickness, tint and edge treatment so the replacement matches from the pavement rather than merely fitting the hole, because on a Gables frontage those are not the same requirement.
None of these products can be cut on site. Tempered is manufactured to final size with all holes and cutouts in place, laminated is cut then processed, and insulated units are assembled to order. That gap is exactly why emergency board-up exists as its own job.
