A hotel corridor door that no longer latches has lost its rating while looking completely normal, and it is the finding inspectors write up most.

Hotel doors carry two problems at once. Guest room, corridor and stairwell doors are mostly rated assemblies, and a rating depends on the door closing and latching under its own power from any angle, which is exactly what wear takes away first.

On the Beach and anywhere near the water, salt does the rest. Closers bind, exterior hardware seizes and internal components corrode, so intervals that work inland are optimistic here.

Latching is the whole test

Open the door fully, let it go, and watch. If it stops short, rests against the strike or needs a push, the assembly has failed regardless of how good everything else looks. An inspector does exactly that.

A wedge is not a hold-open device

Where a door genuinely needs to stand open, the answer is a device that releases on alarm activation. Wedges and props are the most common finding of all, and they are always there for a practical reason.

Work sequenced around occupancy

Floors taken in order rather than at random, noisy work given an agreed window, and the technician briefed on which rooms are out. That planning belongs in the quote rather than being improvised.

Our corridor doors close but do not latch. How serious is that?

On a rated assembly it is a failure. The rating depends on the door latching under its own power from any angle, so a door resting against the strike does not hold in a fire. It is also the finding inspectors record most often, and it usually traces to alignment or a weakened closer spring.

Do you certify fire doors?

No. We repair and maintain the hardware, meaning closers, hinges, latches, alignment, seals and coordinators, which requires no Florida contractor licence. We do not issue certification, and our maintenance record does not replace a formal inspection where one is required.

Why does hardware fail faster on the Beach?

Salt corrodes fixings and internal components, so closers bind and fail sooner and exterior hardware seizes. Properties within a few miles of the water should plan on shorter intervals rather than treating early failure as a defect.

Can you work on occupied guest floors?

Yes, with the work sequenced around occupancy. Noisy work gets a window agreed in advance, floors are taken in order, and the technician arrives briefed on which rooms are out. That planning goes into the quote rather than being handled on the day.
