Doors and hardware for Miami restaurants

The back door of a restaurant is propped every delivery, hit by every trolley and reported by nobody until it stops locking.

Restaurant doors take abuse no office door sees. Back and delivery doors are propped for airflow and unloading, hit by equipment, and washed down along with the floor, which works into closers and hinges faster than anything else we deal with.

The front of house half is different and just as consequential. Exit and panic hardware on required exits is among the first things an inspector tests, and they test it by pushing, not by looking.

How we approach it.

Inspectors push the device, they do not look at it

An exit device has to release in one motion in the direction of travel, and it has to do it under load. Anything requiring a second action or a firmer shove is a finding, and so is anything added to the door.

The chain on the back door is a symptom

A door being chained at night is telling you it does not secure properly on its own. Removing the chain is the immediate answer and fixing the strike, latch or alignment is the real one.

Wash-down shortens every interval

Water and cleaning chemicals corrode closers and hinges from the inside, so kitchen and service doors need checking on a shorter cycle than the rest of the building and hardware chosen for the environment.

Questions we get asked

What door items does a health inspection turn up?

Exit devices that do not release cleanly, doors that will not close and latch, gaps under doors, damaged surfaces around openings, and anything added to an exit such as a chain or bolt. All of it is in-house work for us and none of it requires a Florida contractor licence.

Can you replace a cooler door gasket?

Yes. A gasket is door hardware rather than refrigeration equipment, so it needs no contractor licence and our own technicians fit it, usually the same day. The refrigeration system behind the door is licensed work and we coordinate that separately.

Our back door has been chained shut at night. Is that a problem?

Yes, and it is the finding written up most often. The chain is there because the door does not secure reliably, which is normally a strike, latch or alignment fault. We fix that so the chain is not needed rather than only removing it.

Can door work happen outside service hours?

Yes, and it usually should. Most closer and alignment work takes under an hour per opening and runs fine early morning, on a closed day or overnight. Tell us your service pattern so it is scoped that way rather than discovered on the day.
